A premium commercial property spot, the 29 storey skyscraper known as the HSBC Tower at Commercial Bay, on Auckland’s waterfront, was refurbishing an entire floor. 


Opened in 2002, the tower features some of the largest column-free floor plates of any New Zealand office building.


The client had a target to gain Greenstar Certification with its refurbishment. This is an internationally recognised rating that provides independent verification that a building or community project is sustainable. 


Undertaking voluntary Green Star certification demonstrates leadership, innovation, environmental stewardship and social responsibility.

iDemo committed to diverting over 70% of the demolition materials from landfill. 


The focus was on recycling and repurposing as much material and joinery as possible. iDemo worked in conjunction with a number of companies, including All Heart NZ, to recycle and repurpose materials that would otherwise go to landfill. In total, we diverted 82.39% of waste from landfill


The full-floor strip out included removing all 

  • Floors, ceilings, walls, doors, glazing, light fittings & HVAC
  • Bathrooms, kitchens & joinery
  • Server rooms

 

This was a large corporate strip out and the demolition and waste removal work were undertaken in an occupied building.

– Completion & Results

iDemo’s landfill diversion report contributed towards the client’s application to acquire Green Star certification for their project. The entire floor of the tower was cleared and made ready for the new interior fit-out.
